We set the standard for quality and innovation of parking lot services. Our team of engineers and project managers apply their expertise in materials, pavement design, paving techniques, and construction management in every aspect of our services.
Rabine America develops customized solutions to address complex pavement issues. Our team of pavement specific engineers and field experts focus on practical blueprints, quality construction, material, optimal maintenance, and pavement rehabilitation. Customization is crucial when designing a parking lot because every parking lot is different. To have proper pavement design, many influences need to be taken into consideration including, traffic, weight, curb appeal, pitch, and climate. Oversized vehicle traffic can drastically affect pavement service life, the soil beneath and pitch of the pavement can cause ponding, pedestrian and vehicle traffic will determine pavement markings and signage, and the climate of a parking lot can affect oxidation and freeze/thaw. The list of factors is endless.
Maintaining your pavement will maximize the lifespan of your asphalt. Performing the correct maintenance at the right time will ultimately save you money by reducing the frequency that resurfacing, or replacement is needed. Maintenance includes patching, crack filling, seal coating, and more. Asphalt resurfacing is a common way of restoring your asphalt pavement to like-new condition. Resurfacing is commonly referred to as an overlay. Typically, it is 1.5 to 2 inches of asphalt is added to existing pavements. Milling and paving is similar however pavement is milled before the overlay to keep the original depth. Our team will identify why pavements are experiencing failure and develop long-term solutions.
Foundation is key when it comes to asphalt parking lots. We assess the strength of existing soils, compaction, proper drainage and adequate thickness of the base and asphalt. Full construction of a parking lot includes total removal and replacement of pavement or building a parking lot on an empty property. Rabine America is home to highly specialized field superintendent staff who ensure quality control from start to finish. We assume responsibility for construction operations, jobsite safety, and quality control.
There are many benefits concrete has over conventional asphalt pavements. Concrete is more durable than asphalt, it usually requires less maintenance, its lifespan is almost double, and it is 100% recyclable. Rabine is able to construct large scale concrete parking lots and also small scale sidewalks, pads and ramps. Though typically more expensive initially than asphalt, concrete is often more completive when factoring in maintenance and the long lifespan.
Striping and pavement markings are the final stages of parking lot projects. Newly striped pavement can transform a parking lot. It also improves traffic flow. Markings, striping, and signage demand regular maintenance. Pavement markings include stripes, handicap symbols, arrows, curb paint, stop signs, etc.
Site excavation is done when asphalt and/or subbase must be removed to ensure a smooth, surface for the new pavement that allows proper drainage. Excavation is often recommended when serious issues are identified. Clay, dirt, and aggregate can be excavated using shovels and wheelbarrows or bulldozers, backhoes, and dump trucks.
Proper drainage of storm water is crucial for safety and upkeep of a parking lot. Sitting water exacerbates the degradation of pavements. Water that infiltrates pavement and then freezes/expands is even worse for the pavements. Parking lot slopes and drainage systems are meant to efficiently move rain water off of pavement and to locations that do not disturb the surrounding environment. Pipes, retention ponds, detention basins, flumes, catch basins, and drain pans are all examples of ways to route water to intended locations.
Rabine develops scopes, assessments, and budgets to help you manage your parking lot for today and for the future. We can create digital maps of your parking lot with scope plans, historical repairs, recommendations, and more. This program is great for property managers of one location or many. View intricate details of your parking lot from the comfort of your laptop with a map created from high resolution drone captured photos.
There are many ways to optimize sustainability on parking lots. Products such as porous pavements, concrete, and recycled asphalts are better for the environment. Ensuring proper drainage into the soil, minimizing pollution, and reducing the carbon footprint are all initiatives Rabine strives for.
Colder weather inevitably creates an abundance of potholes every year. Potholes occur when moisture seeps into cracks, then the moisture freezes, causing it to expand and break. When the weather warms up, the moisture thaws and leaves the pavement damaged.
Your parking lot is the first thing your visitors see. It is their first impression so let’s make it a good one! We have an amazing safety record with decades of experience. Our industry-leading experts drive best practices and innovative solutions to ensure a long-lasting product and a smooth construction process.
